A safety inspection is a documented pass or fail on the parts of a garage door that can hurt someone. It is a different service from a tune-up: nothing gets lubricated to make the report look better, and the deliverable is a list of what failed and why.

Six boxes, about thirty seconds. You pick when to be called back, and that is when the phone rings.
Or call (913) 799-8294The law behind all of this is specific. Openers manufactured on and after January 1, 1991 were required to conform to the entrapment protection provisions of the applicable safety standard, and following final rules published in December 1992, units manufactured on and after January 1, 1993 had to meet the revised requirements. Compliance takes one of two forms: an external entrapment protection device, meaning photoelectric eyes or an edge sensor, or a constant-contact wall control that reverses on release and cannot close the door by remote. A warning label near the wall button is part of the requirement. So the first question an inspection answers is what the opener's date of manufacture is, which is on the label on the head, and what protection it is supposed to have.
Reversal on contact comes first: a flat two-by-four laid on the floor in the door's path, the door run down, and the door must reverse on touching it. Then the entrapment device: an object passed through the beam at shin height during closing, with the door reversing to full open. Then beam geometry, which has a published target of no higher than six inches above the floor and within six inches of the door's path. Then the manual release, tested with the door fully closed. Then a hand balance test through full travel. Then the mechanical audit: springs, cables at both drums, containment cables on extension systems, hinges, stiles, rollers, track alignment, bearing plates and fastener torque. Everything on the repair list traces back to one of those findings.
The agency that wrote the opener rules recommends testing the reversing feature every month, and the reason is the death toll that produced the rule: 54 children between the ages of two and fourteen died in garage door incidents in the decade before the standard took effect. A reversal test is thirty seconds and needs no tools. What an annual professional inspection adds is the parts nobody can see from the floor, cable strands lifting at the drum, a hairline crack at a spring cone, a torn stile behind a hinge leaf, and a written record. A tune-up covers the maintenance side of the same visit and is described under tune-up work.
In a city where the median housing unit dates to 1989 and 12,306 units were finished in the 1960s, the pattern is consistent. Openers predating the 1993 requirement, still running with no photo eyes. Extension springs with no containment cable. Sensors mounted at bumper height because that is where the bracket landed. Down limits set so far past the slab that the door bottoms out and rebounds. Close force turned up to defeat a reversal that was warning about a mechanical bind. And bottom brackets that a previous owner unbolted while the spring was wound, which is the finding that ends an inspection on the spot.
It is not a city inspection and it does not substitute for one. Overland Park's own inspections are requested through the city, scheduled for the next business day when the request comes in before four in the afternoon, and the city does not accept third-party inspections in place of its own. A garage door safety inspection is a private mechanical report, useful in a rental turnover, before a sale, or when a household has small children and an opener of unknown age. It has no code standing, and anybody presenting one as a municipal sign-off is misrepresenting it.
A usable report names each test, the result, and the specific part behind any failure, with the opener's model and date of manufacture recorded. Findings sort into three groups: take the door out of service now, repair on a schedule, and monitor. A broken containment cable, a lifting cable strand or a failed reversal belongs in the first group, and the honest recommendation there is to disconnect the opener and leave the door down until it is fixed. Where the failure is on the sensing side, photo eye repair is usually a same-visit fix; where it is an opener too old to comply at all, replacement is the only route to a passing result.
