Carriage house doors are a look, not a mechanism. Almost all of them are ordinary sectional doors dressed with overlay boards and hardware to imitate a pair of swing-out doors, and the small number that genuinely swing or slide behave nothing like the rest.

Six boxes, about thirty seconds. You pick when to be called back, and that is when the phone rings.
Or call (913) 799-8294Three constructions get sold under the same name. A stamped steel door has the carriage pattern pressed into the panel, costs the least and reads as an imitation at close range. An overlay door is a real sectional door with trim boards, usually composite or clad wood, applied to the face along with decorative strap hinges and ring pulls; it runs on standard torsion hardware and opens vertically like any other door. A true swing-out or side-sliding door hangs on jamb hinges or a top track and needs a different operator and a clear driveway apron. Only the third one changes how the opening works, and that distinction should be settled before anything is ordered from the service list.
Overlay boards, clad wood skins and glass inserts add real mass, and a wide overlay door can weigh half again what the plain steel door it replaced weighed. The counterbalance has to be sized to the finished weight, which means the spring specification, wire diameter, inside diameter, length and turns, is calculated for that door rather than carried over. The opener also has to be matched to it, and a wide heavy door with decorative glass is where a chain drive or a wall-mounted jackshaft unit earns its place over a light-duty belt. Skipping the recalculation gives you a bottom-heavy door and an opener gear that fails inside two years.
The demand comes from two directions. Newer subdivisions platted after 2000, Mills Farm in the 66221 area and the LionsGate area built through the 1990s and early 2000s around a golf course, are governed by homes associations whose architectural guidelines often specify door style, color and trim, so the door has to be approved as well as ordered. The other direction is the older streets tracing back to the 1905 plat laid out by William B. Strang Jr., where a modern flush steel door on a 1920s or 1930s house looks wrong and an overlay door in a matching proportion does not. Confirm association approval in writing before a custom door goes into production, because these are not stock items and rarely returnable.
Real wood overlay on the exterior of a door faces the full local load: hail that reached three inches in the western part of the county during the March 2024 storms, a 115 mph basic wind design speed, July precipitation normals near 4.58 inches, and 93.3 freeze nights a year. Painted wood on a south or west elevation checks and needs refinishing on a cycle. Composite and PVC overlay hold paint far longer and do not rot at the bottom rail, which is where wood fails first because that is where water stands. Clad or fiberglass faces split the difference. The honest comparison is not purchase price, it is purchase price plus a repaint every few years.
Overlay doors are repairable, with a caveat: the decorative trim, glass inserts and hardware are frequently proprietary to the manufacturer and the pattern, and lead times on a single replacement section run into weeks. That changes the calculation after storm damage. A creased section on a plain steel door is a straightforward panel order; the same crease on a discontinued overlay pattern can mean the whole door. Where the damage is confined to the trim boards and the steel behind them is sound, replacing the overlay and refinishing is the cheaper path. Structural damage at the stiles is a different matter and belongs with hinge and bracket repair or a full door replacement.
Get the finished weight and the spring cycle rating in writing. Get the U-factor rather than a center-of-panel R-value if the garage is attached, since a decorative door with an insulated core is available and one without is also available at a similar price. Get the glass specification, since insulated glazing in a carriage door is a meaningful cost line. Confirm the overlay material and its warranty separately from the door's steel warranty, because they are usually different terms. And confirm track type and headroom, since a heavy overlay door on a low-headroom rail needs hardware chosen for the load rather than the ceiling alone. Thermal comparison detail sits with insulation work.

Why it matters: Repairing existing hardware is service work. Moving the header is not.
